VA-Specific Foreclosure Assistance Programs

VA Refunding (Loan Buy-Down)

The VA can purchase your loan from the servicer — effectively buying it back — and then work out modified terms directly with you. This is the most powerful VA tool. The VA becomes your lender and can offer terms the private servicer wouldn't. Refunding is discretionary but the VA is strongly incentivized to avoid veteran foreclosures.

VA Compromise Sale (Short Sale)

VA's short sale program. The VA may pay a portion of the deficiency to the lender to facilitate the sale. No relocation assistance. The VA may waive the deficiency entirely. The VA funding fee portion of the debt is typically waived. Owner-occupied by veteran required.

VA Repayment Plans & Forbearance

The VA Loan Technician can work with your servicer to arrange repayment plans, special forbearance, and loan modifications. Because the VA guarantees 25-50% of the loan, servicers are incentivized to cooperate with VA proposals.
